Landlords
Landlords have a legal responsibility to ensure the properties they rent privately are safe to live in.
Maintaining the safety of the electrical installations within a property is crucial and landlords have legal obligations to verify this.
Landlords now must ensure they appoint a competent person or company to undertake routine Electrical Inspection work and complete an Electrical Installation Condition Report (EICR).
This will give confidence that the rented residential property meets all the required electrical safety standard to the current BS7671 Electrical Wiring Regulations.

Listed below are the legal obligations on landlords within England.
In England, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 landlords are required to have the electrical installations in their properties inspected and tested,
At least every five years,
by a person who is qualified and competent.
This applies to new tenancies from the 1st July 2020
and
to all other tenancies from the 1st April 2021.
